So\u00f1aba con ser m\u00e9dico veterinario. Acab\u00e9 licenci\u00e1ndome en Derecho y haciendo las pr\u00e1cticas jur\u00eddicas. Empec\u00e9 a trabajar en un bufete de abogados. Pronto me di cuenta de que quer\u00eda trabajar en empresas, as\u00ed que acab\u00e9 trabajando en varias, en las \u00e1reas de alquiler de coches, cine y golf, como director comercial, director jur\u00eddico y administrador. Fue en 2003 cuando lleg\u00f3 el sector inmobiliario, con la Empresa P\u00fablica de Urbaniza\u00e7\u00e3o de Lisboa, a la que me invitaron a trabajar como director jur\u00eddico. M\u00e1s tarde, fui invitado a desempe\u00f1ar las funciones de director comercial y de gesti\u00f3n de activos (360 millones de euros), asumiendo la gesti\u00f3n de la extinta Imohifen.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-48f01c9 elementor-widget elementor-widget-heading\" data-id=\"48f01c9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h5 class=\"elementor-heading-title elementor-size-default\">\u00bfC\u00f3mo empez\u00f3 a interesarse por el sector inmobiliario? <\/h5>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b1bf10b elementor-widget elementor-widget-text-editor\" data-id=\"b1bf10b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Precisamente en la EPUL. Era una excelente escuela, indebidamente liquidada por el actual primer ministro, mientras era presidente de la CML. Fue la esperanza de muchos j\u00f3venes (programa EPUL JOVEM), y tambi\u00e9n la promotora del primer hogar familiar de quienes acabaron con ella.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-989cc9f elementor-widget elementor-widget-heading\" data-id=\"989cc9f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h5 class=\"elementor-heading-title elementor-size-default\">\u00bfCu\u00e1les son los principales retos a los que se enfrenta un promotor inmobiliario? \u00bfQu\u00e9 influencia tiene el contexto macroecon\u00f3mico de nuestro pa\u00eds y c\u00f3mo ha influido el entorno en el sector?<\/h5>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2ef249b elementor-widget elementor-widget-text-editor\" data-id=\"2ef249b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El principal reto de un promotor inmobiliario es la burocracia y las decisiones err\u00e1ticas e imprevisibles de las autoridades p\u00fablicas. La concesi\u00f3n de licencias ha hipotecado esta industria durante d\u00e9cadas, lo que ha supuesto una invitaci\u00f3n permanente a la corrupci\u00f3n. O se cambia dr\u00e1sticamente este panorama, o Portugal no \"despegar\u00e1\". El pa\u00eds necesita un proyecto, necesita horizontes y metas. No tiene ninguno.<\/p><p>En t\u00e9rminos macroecon\u00f3micos, Portugal se ha beneficiado de dos factores muy relevantes: el turismo y el sector inmobiliario. El atractivo del pa\u00eds y el excelente trabajo realizado en el turismo han cambiado el escenario. No tanto por la modernizaci\u00f3n del pa\u00eds y, en particular, por la erradicaci\u00f3n de la burocracia. Portugal necesita eficacia y agresividad en los negocios. Pero, por desgracia, la actividad econ\u00f3mica se confunde a menudo con la especulaci\u00f3n. Y as\u00ed todos estamos condenados a la pobreza en la que a\u00fan nos encontramos.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8285871 elementor-widget elementor-widget-heading\" data-id=\"8285871\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">\"...Portugal se ha beneficiado de dos factores muy relevantes: <b>turismo y bienes inmuebles<\/b>.\"<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4ec5462 elementor-widget elementor-widget-heading\" data-id=\"4ec5462\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h5 class=\"elementor-heading-title elementor-size-default\">\u00bfC\u00f3mo afronta la competencia en este mercado? \u00bfO prefiere considerar que no hay competidores, s\u00f3lo socios?<\/h5>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-879f635 elementor-widget elementor-widget-text-editor\" data-id=\"879f635\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Me gusta hablar de socios, de colegas de profesi\u00f3n. Y creo que nuestro pa\u00eds es \u00fanico en este sentido. Gracias al excelente trabajo realizado en la APPII por su presidente, Hugo Santos Ferreira, los actores est\u00e1n cerca y se ayudan mutuamente si es necesario. Los portugueses necesitamos hablar m\u00e1s entre nosotros. OVERSEAS trata de eso. Quiero que sea algo m\u00e1s que una instituci\u00f3n m\u00eda -y de mis socios- que perdure. Y que contribuya a que se convierta en una referencia, que es el objetivo.<\/p><p>El contexto de incertidumbre ser\u00e1 sustituido por uno de certidumbre, y viceversa. La econom\u00eda lo ense\u00f1a. La red se tensar\u00e1. Los que se adapten m\u00e1s r\u00e1pidamente sobrevivir\u00e1n.<\/p><p>Los productos OVERSEAS tendr\u00e1n un fuerte ADN medioambiental, centrado en la sostenibilidad. Fui, con gran alegr\u00eda, administrador del promotor, socio del proyecto y comprador del producto final. Fue un laboratorio de experiencias, que afortunadamente acab\u00f3 bien. Es disruptivo y, yo dir\u00eda, atrevido. Me preocupaba mucho, pero hoy me llena de orgullo por su peque\u00f1o tama\u00f1o. Es un producto inmobiliario que invita al inconformismo y a la evoluci\u00f3n. Se mete con las normas, provoca. Es rebelde. Hay que \"leerlo\" con atenci\u00f3n.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3d6c1f1 elementor-widget elementor-widget-heading\" data-id=\"3d6c1f1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h5 class=\"elementor-heading-title elementor-size-default\">\u00bfCu\u00e1l es su enfoque para hacer frente a los retrasos incontrolados en un proyecto inmobiliario? \u00bfC\u00f3mo gestiona las expectativas de los clientes?<\/h5>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-152cde5 elementor-widget elementor-widget-text-editor\" data-id=\"152cde5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Mi planteamiento con los retrasos es acabar con ellos. Debemos erradicar la imprevisibilidad de nuestro sector, en la medida de lo posible.
